The value of a property can be measured; it does not decide on its own. The real issue is the decision it helps to clarify — preserve, transmit, enhance or dispose of — in the interest of the family, not solely in terms of price.

  • Does this property, as it stands, still serve the purpose the family intends for it?
  • Is this property ready to be transmitted, enhanced in value or sold — in law as much as in fact?
  • Is the value set for this property defensible before an informed buyer and their advisor?
  • Is there, for this specific property, a genuinely qualified demand — rather than mere market curiosity?
  • What degree of confidentiality protects the family without diminishing the property's market value?
  • What documents and checks, specific to this property, must be gathered before a buyer raises them as an objection?

"What genuine intent underlies this decision?"

Bring to light the underlying reason for the project: family use, succession, joint ownership, international mobility, a need for liquidity, a business sale, reallocation or generational transition.

"What price will withstand the scrutiny of an informed buyer?"

Distinguish between the desired price, the listed price, the defensible price, and the one alone capable of generating qualified competition.

"Who, in reality, can acquire this property?"

Identify buyer profiles, their geographic origins, their intended use, their financial capacity, and the obstacles that could delay the decision.

"What degree of discretion protects both the property and the family?"

Determine the level of exposure — invisible, selective or controlled — that preserves the asset, the family and the price.

Documentary clarity

"Does the file inspire, from the very first glance, the confidence the asset demands?"

Organize the available information and gather the essential documents before any presentation.

"Can the property's ownership be presented without the slightest grey area?"

Identify the points to have validated by your qualified advisors: joint ownership, third-party rights, liens, leases, holding structures, succession or family governance.

The limits we set for ourselves

WELLHERITAGE never substitutes for regulated professions. Our engagement is at no point:

  • a legal, tax, notarial or accounting opinion;
  • a regulated real estate appraisal;
  • a technical, environmental, architectural or compliance survey;
  • legal or tax due diligence;
  • a sales, search or negotiation mandate;
  • a promise of price, timing, liquidity or outcome.

Our role is limited to identifying the questions that matter, ordering them by their true priority, and enabling the family and its advisors to decide with full knowledge of the facts.
